Frequently asked questions
Which calculator should a new investor start with?
Start with the cap rate calculator to compare properties by income, then use the cash on cash return calculator to see the return on the cash you actually put in.
What is the difference between cap rate and cash on cash return?
Cap rate is net operating income divided by the property price and ignores financing. Cash on cash return is yearly cash flow after the mortgage divided by the cash you invested.
Will a lender use these numbers?
Lenders run their own figures. The DSCR calculator shows the debt service coverage ratio they often look at for rental loans, but treat every result here as an estimate.
